MEES Regulations: What Landlords in Lambeth, Wandsworth and Southwark Need to Know

The Minimum Energy Efficiency Standards (MEES) require all rental properties to achieve at least an EPC E rating. Here's what South London landlords need to know to stay compliant and avoid fines.

The Minimum Energy Efficiency Standards (MEES) apply to all privately rented properties in England and Wales. Since April 2020, it has been unlawful to grant a new tenancy for a property with an EPC rating below E, and since April 2023, this applies to all existing tenancies too.

What are the MEES rules?

Under MEES, landlords cannot let a property with an EPC rating of F or G unless a valid exemption has been registered. Penalties for non-compliance can reach up to £30,000 per property.

What counts as a valid exemption?

Exemptions exist for properties where the cost of improvements exceeds £3,500, where consent from a third party (such as a freeholder) cannot be obtained, or where improvements would damage the property. All exemptions must be registered on the PRS Exemptions Register.

How to reach an E rating
