How to Read Your EPC Certificate

An EPC contains a lot of information beyond just the energy rating. Here's a plain-English guide to understanding every section of your Energy Performance Certificate.

When you receive your Energy Performance Certificate, you'll find it contains more useful information than just the A–G rating. Here's a plain-English guide to each section.

The energy efficiency rating graph

The prominent bar chart shows two things: your property's current energy efficiency rating and its potential rating if all recommended improvements were made. The current rating is shown with a solid arrow; the potential rating with a lighter arrow. The gap between the two is your improvement opportunity.

Environmental impact rating

Alongside the energy efficiency rating, your EPC includes a CO₂ impact rating. This measures how much carbon dioxide your property emits. Both ratings use the same A–G scale.

Estimated energy costs

Your EPC includes estimated annual costs for lighting, heating, and hot water based on a standard household. These are estimates based on standardised assumptions, not your actual usage. They are useful for comparing properties rather than predicting exact bills.

Summary of energy performance related features

This section rates individual features of your property, walls, roof, floor, windows, main heating, and hot water, on a scale from 'Very Poor' to 'Very Good'. This tells you which elements are dragging your rating down and should be targeted for improvement.

Recommendations for improvement

The final section lists improvement measures in order of cost-effectiveness, with an estimate of the potential rating each measure could achieve and the approximate cost of installation. This is a useful starting point for planning upgrades, though a Retrofit Assessment provides a more detailed and accurate picture for significant works.
